· Eclipse Financial can provide private
placement financing for acquisition, construction or bridge money
needs on short-term notice. Often, Eclipse closes a qualifying loan
in less than 10 business days. Sometimes Faster.
· To qualify, loans must be placed in the Continental
United States and not exceed 65% of the real property's value or
purchase price or cost (LTV/LTC). The typical loan term is for one
year with no pre-payment penalty. Loans can then be rolled over
on a quarterly or yearly basis thereafter. Also, these loans may
not be less than $500,000 or greater than
$20 million. We will consider smaller loans on a case-by-case basis.
Personal guarantees are typically required with this type of financing.
· Loan To Value (LTV/LTC) is typically calculated to
be the lesser of the appraised value or the purchase price. For
example, if you are able to purchase a property that appraises for
$2mm for $1mm, the lower cost is used for underwriting purposes.
In this example we could lend between $500,000-650,000. But there
are exceptions. If you don't have any money
in the deal, your ability to get a Hard Money loan is slight.
